Director of Developer and Onsite Services (Finance)



JOB FUNCTION / PURPOSE

The Director of Developer & Onsite Services is responsible for ensuring the effectiveness and efficiency of property management operations while providing oversight for both developer clients and onsite clients, as well as managing the related staff. This position is pivotal in driving client satisfaction and operational success across the board.

PRIMARY RESPONSIBILITIES

  • Formulates departmental goals, strategies, and Standard Operating Procedures (SOPs) to drive operational efficiency. Directs and implements approved changes in alignment with company objectives.
  • Oversees both developer and onsite clients, ensuring their needs are met and providing leadership to the staff responsible for managing these accounts.
  • Manages all aspects of the team, including hiring, onboarding, performance management, training, development, promotions, transfers, and terminations.
  • Provides coaching to improve both individual and team performance, ensuring that Community Association Managers and staff deliver high-quality service.
  • Holds monthly meetings with Property Managers and administrators to address issues and provide ongoing training and development.
  • Attends client meetings as needed and regularly visits communities to ensure properties are managed in accordance with contractual requirements.
  • Coordinates activities to enhance client satisfaction, ensure client retention, and achieve operational efficiency.
  • Ensures that managers conduct monthly property inspections, prepare deed restriction violations, and address community concerns promptly.
  • Provides oversight to Property Managers in the coordination, negotiation, and management of vendor contracts for property-level services. Audits and monitors vendor and utility invoice payments.
  • Monitors the performance of managers and ensures they are fulfilling contractual obligations. Reviews key performance indicators (KPIs) for all managers to track success and areas for improvement.
  • Oversees onsite operations to ensure they meet client and company expectations.
  • Develops, communicates, and monitors property budgets, analyzing departmental budget requests and allocating funds appropriately to meet financial objectives.
  • Manages purchasing activities, evaluating existing and potential suppliers to maximize cost-effective purchasing for the properties.
  • Directs the preparation of reports and directives for the Vice President (VP), outlining policy, program, or operational changes to be implemented. Assists the VP with special projects as requested.
  • Fills in at the association onsite office when necessary to ensure smooth operations.
  • Performs other duties as assigned to support the ongoing success of the team and the communities served.

EDUCATION, EXPERIENCE AND SKILLS

Education/Experience : BA/BS in Business. MBA preferred. 10+ years of related experience with a minimum of 5 years in a supervisory role or an equivalent combination of education and experience. International experience helpful.

Licenses/Certifications : Valid Driver's License. CMCA, AMS, and PCAM preferred.

Technical : Advanced proficiency with Microsoft Office applications & internet. Ability to work with basic office equipment & phone systems.

PHYSICAL DEMANDS

The work environment is characteristic of an office environment: sitting, standing, walking, bending and lifting are required to perform job responsibilities. The employee must occasionally lift and move up to 20 lbs.
