Essential Duties and Responsibilities

  • Plans and oversees the organization's advertising and promotion activities, including ILS advertising, outreach, print, resident referral programs and other initiatives that generate qualified traffic, as needed.
  • Serve as a marketing point of contact for assigned portfolio, including regular communication with on-site teams, Regional Managers and ownership groups to align marketing strategies with asset goals.
  • Assists Associate Director of Marketing as liaison with outside consultants, copywriters, and advertising agencies.
  • Maintain and follow company brand guidelines to ensure company standards are consistent. May require collaboration on creative strategy for marketing materials.
  • Develop advertising and marketing plans and communicate contract requirements with advertising and marketing vendors.
  • Manage timelines and deliverables for marketing projects across assigned properties, ensuring on-time execution of campaigns, collateral and updates.
  • Manage ILS feeds, including troubleshooting feed issues, and maintaining accuracy of information.
  • Evaluate paid advertising sources for leasing velocity and ROI by creating monthly and quarterly reporting of traffic and leases by source.
  • Prepare and present monthly or quarterly performance summaries with recommendations of changes to advertising mix, for both paid and unpaid sources.
  • Manage and analyze lead tracking and/or call tracking initiatives, including analyzing results, effectiveness, site participation, and accuracy of information.
  • Coordinate lead management program, including planning, implementation, problem solving, and working in conjunction with Training (SPR and external) to support business goals.
  • Coordinate advertising and contracts for acquisitions/dispositions including notifying advertising vendors of closing dates and preparing budget recommendations.
  • Maintain an ongoing knowledge of leasing, marketing, technology and marketplace trends, with emphasis on online marketing programs.
  • Audit and maintain standardized traffic sources within the property management software.

 

Desired Skills and Qualifications

  • Bachelor's degree from four-year College or University (Marketing degree preferred); or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Strong project management and multitasking skills; ability to meet deadlines.
  • Proficient in Word, Outlook, and PowerPoint; intermediate Excel skills.
  • Knowledge of RealPage experience preferred.
  • Clear, professional written communication and basic math proficiency.
  • Confident presenter in meetings or small groups.
  • Knowledge of social media platforms (Instagram, TikTok, and LinkedIn).
  • Understanding of basic marketing metrics (e.g., engagement rate and click-through rate).
  • Detail oriented.
  • Adaptable to new tools, trends, and shifting priorities.
  • Contributes creative ideas for campaign planning.
  • Problem solving skills.

 

The salary range for this position is $33.65 - $38.46 per hour.
